I appreciate this video Anton. I am doing the W-2 route paired with real estate ( buy and hold). my rentals have been anything between long term to short term depending on the market. i.e. the 'dumbbell approach' . Im thinking since im decent at options trading, Ill decrease my cost of living down to 2 to 3k per month or lower. Trade using monthly options to generate income to cover my cost of living. From there, I'd take my w-2 pay ,which is about 130k, clear out any reminaing personal loans and reinvest into the my rental portfolio. I have been able to offset my W-2 income with depreciation and tax write offs from the real estate. This is something ill do over the next 5 years. Im thinking by year 2 to 3, i'll diversify a bit more with buying an ecommerce website ( empire flippers) with cash. Take the cash flow to roll it into buying more rentals perhaps this time without bank loans.

Great video. I’m curious, do you guys design each home you build or do you take an existing blueprint and modify it to the lot size and location that you’re building in?

Love the " process," it took to build a home. From its conception, inception to reception. Anton thank you for leaving a blueprint legacy to acquire, building, develop, and invest in real estate. You mentioned "Future" proof for EV charging station outlet. To make it cost effective you need to add Solar panels system and/or also add generator run by alternative energy like biofuel as backup. The sophistication and improvement are limitless. This is the prototype of building future home which mix the old and the new. Lastly you mentioned what strategy of real estate you want to do it: 1. Equity appreciation ( pull the appreciated equity to build other home or buy other alternatives assets). 2. Positive Cash flow income generated assets( used to generate income to fund retirement, lifestyle, or purchase more assets). 3. Tax depreciation strategy ( through depreciation scheduling on the real estate value over many years ( the exact number of year may change based on the tax code) to offset taxes 4. Combination of many strategies mentioned previously. If I were to choose I will stick with offset taxes as part of a overall strategy in a portfolio of diverse assets classes.
