Shinobu managed to "beat" the cat in bake because the cat let her beat her, In Bake, Black Hanekawa knew that Shinobu was in Araragi's shadow, and she knew that she had to force Araragi into a state of desperation in order for him to call for Shinobu. It’s why she had Araragi stand by a streetlight, where his shadow would be clearly visible

So, six room house, one beeing the kitchen, one the living room and one the master bedroom (that is, IF her parents still sleep in the same room), that leaves us with 3~2 spare rooms, where one might be a laundry room and another some kind of home office type. A model like that would leave us with no rooms, if the parents have each their own room, and with one spare room at most, if her parents sleep together (but even so the room would probably be in use for something else), leaving Hanekawa on her own having to make do with the corridors, like a stranger, living in a house she couldn't ever call home.
I would say this arc is one of the weakest in the entire series, not because it's bad, but because everything else just sets the bar too high, and even so, it is incredible, especially in a character defining point of view, getting to know them better and how their relationship developed to what we see in Bake.
The last ep is genius, I'll love to see the discussion for that one.
